Do you charge an application fee?
No. Landlords pay the placement fee, not tenants.
What if I don't have a voucher?
Fine. We place market-rate renters under the same screening standard. A voucher is not required.
What if my voucher is from Maryland, Virginia, or PG County?
Portability vouchers work. Adds a few weeks to the timeline while housing authorities coordinate.
What counts as "qualified"?
Income to cover the tenant portion, no active evictions, no disqualifying criminal matters under HUD guidance. Fair Housing-compliant — no protected-class filtering.
How long does placement take?
Market-rate: 1–2 weeks. Voucher placements: 3–5 weeks, depending on DCHA inspection scheduling.
What if something goes wrong after I move in?
You'll work directly with the property's management company — not Birdie's House. Their contact info is in your lease packet and posted on-site.
