We deliver qualified tenants. We are not a broker, lessor, inspector, or property manager. The unit, rent, and lease stay with you.

01The process

How it works.

Four steps. We source, screen, and handle voucher paperwork. You inspect, decide, and sign.

Step 01 · You

Tell us about the unit.

Short form: address, size, rent, voucher acceptance, availability. Takes about 5 minutes.

Step 02 · Us

We send pre-qualified candidates.

Each packet includes the application, screening summary, and voucher status if applicable.

Step 03 · You

You run the lease.

You approve the tenant, run the inspection, handle corrective work, and sign the lease.

Step 04 · Lease

Lease signs → fee due.

One month's rent, invoiced on signing. No retainer, no hourly, no monthly fee.

Pricing

One fee, success-only.


One month's rent, due on lease signing. Clean invoice and W-9 on request. You set the rent; we don't advise on pricing.

If a placement falls through pre-execution — for any reason — you owe nothing.

02Stays on your plate

Birdie's House is a paperwork-and-people coordinator, not a property manager.

Anything that touches the physical unit stays with you. Anything that touches the tenant, the voucher, or the case manager moves to us.

Our Screening Standard

How we qualify.


Every applicant is pre-qualified against a published, Fair Housing-compliant standard: income relative to the tenant portion of rent, eviction history, and criminal history under HUD guidance.

What we don't screen for: source of income, family size, age of children, marital status, voucher status, or any other protected class. Same standard, voucher or market-rate.

You receive the screening summary with each candidate. Final approval stays with you.
