No mystery, no runaround. Here's exactly how the process works — and what we handle for you along the way.

    You reach out.

    Fill out an application, join an interest list, or call us at (202) 656-9668. No credit card, no fees. If you have a caseworker, they can refer you too.

    We talk.

    A leasing coordinator calls you within one business day to understand what you need: household size, neighborhood preference, voucher status, timeline.

    We match you to an apartment.

    We only send you units that fit your household, your voucher (if you have one), and your timeline. No "drive-by this rando 1-bedroom."

  4. 4

    You see it.

    Schedule a showing. Bring whoever you want. Walk the unit, ask questions, take your time.

  5. 5

    We run the paperwork.

    If it's a match, we coordinate the application, the HAP contract (if you're a voucher holder), the HQS inspection, and all the back-and-forth with DCHA. You don't have to chase anyone.

  6. 6

    You get the keys.

    Move-in day is move-in day. We make sure utilities are on, the inspection is passed, and the lease is signed. Then we hand you the keys.

Things people ask.

Do you charge an application fee?

No. We never charge renters a fee. Our placement fee is paid by landlords, not by you.

What if I don't have a voucher?

That's fine. We lease to market-rate renters too. Our goal is filling quality apartments with qualified renters — the voucher isn't required.

What if my voucher is in a different jurisdiction (Maryland, Virginia, Prince George's)?

We can work with portability vouchers. It adds a few weeks to the timeline but doesn't block placement.

What counts as "qualified"?

Income sufficient to cover the tenant's portion of rent (voucher holders need to cover the gap above the HAP payment). No active evictions. No open criminal matters that would disqualify you under HUD's guidance. We use fair housing-compliant screening — we don't screen on protected classes.

How long does placement usually take?

Market-rate: 1–2 weeks from application to keys. Voucher placements: 3–5 weeks typically, depending on DCHA's inspection schedule.

What if something goes wrong after I move in?

We coordinate with the property owner's management team. For Morris Rd SE and 3rd St SE, that's an active partner management company. You'll have a point of contact from day one.
