Your vacant unit. A qualified renter. One placement fee.
Birdie's House sources, screens, and places qualified renters — including housing choice voucher holders — into vacant DC multifamily apartments. You pay only when a lease signs.
We fill the unit. You pay the fee.
Birdie's House is a DC-based nonprofit leasing coordinator. We maintain an active pipeline of qualified renters — market-rate and voucher-supported — and we place them into vacant multifamily units across the District. You pay a placement fee equivalent to one month's rent, and only when the lease signs.
How it works.
Tell us about the unit.
Submit your vacancy through the short form. We'll ask for basics: address, size, rent, voucher compatibility, HQS status.
We match from our pipeline.
We surface qualified renters from our active applicant and referral pool — screened, ready, and appropriate for your unit.
You meet the tenant, run the lease.
We hand off a pre-screened applicant. You make the final leasing decision and sign the lease directly with the tenant.
Lease signs → fee due.
Placement fee equivalent to one month's rent, invoiced on signed lease. No retainer, no hourly, no monthly fee.
One fee, success-only.
No retainer. No monthly coordination fee. No add-ons. Birdie's House earns a placement fee equivalent to one month's rent, due on lease signing. For voucher placements, this is typically structured as a broker/placement fee within the HAP-compatible framework. We provide a clean invoice and W-9 on request.
