What is a housing choice voucher and how do I get one?
A housing choice voucher (sometimes called a "Section 8" voucher) is a federally funded rental subsidy administered in DC by the DC Housing Authority (DCHA). DCHA manages the waiting list; applications open periodically. Visit dchousing.org or call DCHA directly for current application status.
I have a voucher. What should I bring to a showing?
Your voucher (the physical document), your photo ID, your current caseworker's contact information, and any paperwork DCHA has given you about your bedroom size and payment standard. If you have children, bring their information too — we'll need household composition for the application.
What's HQS inspection and why does it matter?
Housing Quality Standards is HUD's inspection checklist for voucher-supported units. Every voucher placement requires the unit to pass an HQS inspection before you can move in. It's a set of fixable items, not a pass/fail on the building as a whole. We walk landlords through the inspection prep so it doesn't delay your keys.
My voucher is from Prince George's County or Virginia. Can I still rent in DC?
Yes — this is called "portability." It adds a few weeks to the timeline because your home housing authority has to coordinate with DCHA, but it's routine. We handle the coordination.
What if I don't have a voucher?

What are tenant rights in DC?
DC has some of the strongest tenant protections in the country — including rent stabilization in many buildings, TOPA (Tenant Opportunity to Purchase), and robust eviction protections. For a current overview, the Office of the Tenant Advocate (ota.dc.gov) is the authoritative resource.
